Income Needed to Rent in Halifax: $75,000 for a 1-Bed

How Much Income You Need to Rent in Halifax

Quick answer

To rent a one-bedroom in Halifax without going over 30% of your income, you need about $75,000–$81,000 a year before tax. A two-bedroom needs about $96,000–$102,500. If heat and power aren't included, add roughly $10,000 of income for every $250 a month in utilities.

Unit typeAsking rentIncome needed (30% rule)
Studio$1,560$62,500
1-Bedroom$1,880–$2,026$75,000–$81,000
2-Bedroom$2,400–$2,563$96,000–$102,500
3-Bedroom$2,940$117,500

Halifax has become one of Canada's pricier rental markets for its size. Its 2-bedroom asking rent of $2,400 in Q2 2026 was the fourth-highest of any metro area in Statistics Canada's survey, behind only Vancouver, Toronto and Victoria. This guide shows the income you need by unit type, how heating changes the math, and the Nova Scotia rules that affect what you pay.

How Income-to-Rent Is Calculated

Two numbers matter, and they are not the same:

  • The 30% rule (your budget): Rent plus utilities should stay at or below 30% of gross household income. Divide the monthly rent by 0.3 and multiply by 12, which works out to rent × 40. A $1,880 one-bedroom needs about $75,200 a year.
  • The landlord check (their screening): Most Halifax landlords and property managers want gross monthly income of 2.5 to 3 times the rent. On the same $1,880 unit, that's $56,400–$67,680 a year. You can pass a landlord's screening and still be over the 30% line, so the landlord check is the minimum, not the comfortable number.

One more distinction: CMHC's averages include tenants who have stayed put for years and pay older rents. If you're moving now, you pay the asking rent on a vacant unit, which is what the income figures below are based on. In Halifax, CMHC's October 2025 one-bedroom average was $1,539. Statistics Canada put the Q2 2026 asking rent at $1,880.

Income Required to Rent in Halifax by Unit Type

A one-bedroom in Halifax needs about $75,000–$81,000 a year under the 30% rule, before utilities. A two-bedroom needs $96,000–$102,500.

Unit Type CMHC Avg. (Oct 2025, all tenants) Current Asking Rent (2026) Min. Annual Income (30% rule) Landlord Check (2.5×–3× rent)
Bachelor / Studio $1,362 $1,560 ~$62,400 ~$46,800–$56,160
1-Bedroom $1,539 $1,880–$2,026 ~$75,200–$81,040 ~$56,400–$72,936
2-Bedroom $1,828 $2,400–$2,563 ~$96,000–$102,520 ~$72,000–$92,268
3-Bedroom $2,254 $2,940 ~$117,600 ~$88,200–$105,840

The lower figure in each range is Statistics Canada's Q2 2026 asking-rent estimate for the Halifax CMA (Table 46-10-0092-01, as published by Nova Scotia Finance on September 9, 2026): studio $1,560, 1-bedroom $1,880, 2-bedroom $2,400, 3+ bedroom $2,940. The upper figure is Rentals.ca's March 2026 average (1-bedroom $2,026, 2-bedroom $2,563). CMHC figures are from the October 2025 Rental Market Survey (purpose-built rentals, all tenants, Halifax CMA). Income figures are gross annual income before tax. The 30% rule column is asking rent × 40. The landlord check column is asking rent × 2.5 (low end) to × 3 (high end) × 12 months.

Heat and Power: The Halifax Budget Gap

Check whether heat is included. Halifax's housing stock mixes oil-heated older homes, electric baseboard apartments and newer heat-pump units. Electricity from Nova Scotia Power typically runs $110–$230 a month, and heat adds $70–$260 (up to $400+ in winter) where it's billed separately. On a $1,880 one-bedroom, an extra $250 a month in heat and power raises the income you need from $75,200 to $85,200.

  • Oil heat: Common in older houses and duplexes. Tank fills are large lump-sum bills, not monthly, so ask how often the tank was filled last winter and what it cost.
  • Electric baseboard: Common in apartments. It shows up on the Nova Scotia Power bill, which can double from summer to January.
  • Heat included: Many larger purpose-built buildings include heat and hot water. That's worth a higher rent, because it removes the winter swing from your budget.

Nova Scotia Rules That Affect Your Move-In Costs

Nova Scotia deposit limit: A security deposit cannot exceed half of one month's rent. On a $1,880 one-bedroom, the most a landlord can collect up front is the first month's rent plus $940.

  • 5% cap, for sitting tenants only: Increases for a tenant staying in the same unit are capped at 5% a year until December 31, 2027, with four months' written notice before the anniversary date. New tenants pay whatever the landlord sets.
  • Fixed-term leases: A landlord does not have to renew a fixed-term lease. When it ends, you may have to move or sign at a new, higher rent. Ask for a month-to-month or year-to-year (periodic) lease where you can.
  • Standard Form of Lease: Nova Scotia landlords must use the province's standard lease form.

How Halifax Compares to Other Canadian Cities

A Halifax one-bedroom now needs about the same income as Ottawa, and noticeably more than Montreal, Calgary or anywhere on the Prairies.

City Income Needed: 1-Bedroom Income Needed: 2-Bedroom
Vancouver ~$94,920–$96,400 ~$130,840–$133,000
Toronto $86,000–$89,840 $104,000–$117,560
Ottawa ~$78,200 ~$94,000–$98,280
Halifax ~$75,200–$81,040 ~$96,000–$102,520
Montreal ~$64,440–$69,480 ~$76,000–$90,280
Calgary ~$62,000–$68,000 ~$70,960–$76,000
Saskatoon ~$53,880 ~$63,200
Winnipeg ~$51,880–$53,680 ~$62,840–$65,800
Edmonton ~$48,000–$50,000 ~$62,000–$64,000

All figures are gross annual income under the 30% rule, applied to asking rents. Toronto, Calgary, Edmonton and Winnipeg come from earlier posts in this series and use data from spring 2026. Vancouver, Ottawa, Montreal, Halifax and Saskatoon use data from March to October 2026.

How Income Requirements Vary by Halifax Neighbourhood

We couldn't verify 2026 neighbourhood averages from a single reliable source. These ranges come from listing-based estimates and show the pattern, not exact prices.

  • Halifax Peninsula (Downtown, South End, North End): The highest rents in the region, with one-bedrooms commonly listed around $1,850–$2,100. That requires roughly $74,000–$84,000 a year. You get walkability and short commutes in exchange.
  • Clayton Park / Fairview: Often a better deal than the peninsula, with lots of purpose-built apartment stock and direct bus routes downtown.
  • Downtown Dartmouth: No longer the bargain it was. Prices have converged with the peninsula's North and West Ends, but the ferry still makes it a practical choice.
  • Bedford / Sackville / Cole Harbour: More townhouses and larger units, often oil- or electric-heated houses. Budget carefully for heat, and for a car.

Practical Tips for Budgeting Your Halifax Rental

  • Budget on rent plus heat and power. In Halifax the 30% rule only works if utilities are included in the 30%. A heat-included unit at $100 more a month can be the cheaper option overall.
  • Ask about lease type. A periodic (month-to-month or year-to-year) lease keeps the 5% cap working for you. A fixed-term lease can end with a big increase or a move.
  • Expect rents to keep rising. Asking rents rose year over year for every unit size in Q2 2026, and the 5% cap on sitting tenants expires at the end of 2027 unless it's extended. Build room for increases into your budget.
  • Roommates change the math. Two people each earning $48,000 have a combined $96,000, which covers a $2,400 two-bedroom under the 30% rule.

Frequently Asked Questions About Renting in Halifax

How much income do you need to rent a one-bedroom in Halifax?

About $75,000–$81,000 a year in gross income under the 30% rule. That's based on one-bedroom asking rents of $1,880–$2,026 (Statistics Canada Q2 2026; Rentals.ca March 2026). If heat and electricity aren't included, every extra $250 a month in utilities raises the income you need by $10,000.

How much can a landlord charge for a security deposit in Nova Scotia?

No more than half of one month's rent, and it must be held in trust. A landlord cannot ask for a top-up when rent rises. Nova Scotia landlords must use the province's Standard Form of Lease. This is general information, not legal advice. Check specifics with Residential Tenancies (Access Nova Scotia).

Is there a rent cap in Nova Scotia?

Yes, but only for sitting tenants. Increases for a tenant staying in the same unit are capped at 5% a year until December 31, 2027, and require four months' written notice before the lease anniversary. A landlord can set any rent for a new tenant, and is not required to renew a fixed-term lease. That is the main reason asking rents for vacant units run well above the CMHC average.

Are Halifax rents still rising?

Yes, unlike most big cities. Statistics Canada reported Halifax asking rents up year over year for every unit size in Q2 2026: studios +2.6%, 1-bedrooms +4.4%, 2-bedrooms +5.3% and 3+ bedrooms +8.1%. CMHC's October 2025 vacancy rate was 2.6%, lower than Vancouver, Ottawa or Saskatoon.

How much does heating add to rent in Halifax?

If you pay every utility yourself, our Halifax utility guide estimates $320–$730 a month, rising to $460–$960 in winter. Electricity from Nova Scotia Power runs $110–$230 typical. Heat by oil, heat pump or baseboard adds $70–$260, or $160–$400+ in winter where it's billed separately. Ask whether heat is included and for last winter's bills before signing.

Bottom Line

Renting a one-bedroom in Halifax comfortably takes about $75,000–$81,000 a year, and a two-bedroom $96,000–$102,500, before heat and power. Unlike most big cities, Halifax rents are still rising, and vacancy is tight. Nova Scotia's half-month deposit cap keeps move-in costs down, but the 5% cap only protects you while you stay. Prioritise a periodic lease and a unit with heat included if you can find one.
